About the Tool

The Furnished Accommodation Carbon Calculation Tool (FACCT) powered by CHPA was developed by CHPA’s Sustainability Task Force and calculation tool founding members. This work adapts the Hotel Carbon Measurement Initiative (HCMI) to the context of the corporate housing and serviced accommodation industry. It is the outcome of a consultative process from October 2024 to January 2025, where workgroup members provided feedback over multiple rounds of consultation.

To meet growing demands from customers and stakeholders for more accurate information on sustainability, CHPA has launched a pioneering industry-wide initiative to develop a Carbon Calculator and accompanying methodology. This helps provide a common approach for the corporate housing industry to calculate and better understand the greenhouse gas (GHG) emissions of accommodations in global mobility and business travel. Both the Tool and Methodology are intended for use as version 1.1, and will continue to be improved on and expanded based on future consultations and discussions.

The CHPA Carbon Calculator is provided as an informational tool to help users estimate their carbon footprint. CHPA makes no guarantees regarding the accuracy or applicability of results for regulatory or compliance purposes. All inputs remain confidential and are used solely for the purpose of generating the carbon footprint estimate. By using the carbon calculator, you agree the data shared with CHPA may be aggregated and disclosed by CHPA for the purpose of providing industry estimates regarding carbon use. CHPA will not share, sell or distribute any identifiable information provided in relation to the carbon calculator. When reporting results from the carbon calculator externally, we agree to disclose that the CHPA Carbon Calculator was the source of the estimate or number. Any optional contact details that we submit for inquiries or support will be used only for direct communication regarding the CHPA Carbon Calculator. CHPA is not liable for any decisions or actions taken based on the carbon calculator’s output. CHPA reserves the right to update these terms at any time without prior notice. Continued use of the carbon calculator constitutes acceptance of any revised terms.

FACCT is intended for all corporate housing and serviced accommodation companies. It can be used to:
  • Provide corporate housing buyers/clients with the carbon footprint of a specific unit or all units purchased, for existing buyers where the stays have already been completed.
  • Provide prospective buyers/clients with estimated carbon footprint to allow operators and agents to responds to RFPs.
  • Provide operators and agents with the average emissions of each unit configuration (ex. 2-room aparthotel unit).
  • Provide operates and agents with an inventory of the carbon footprint of all units added to the tool for the calendar year.
  • Provide agents with a tool and resources to share with their supply chain to gather this common approach for calculation among their supply chain.

FACCT Basics

FACCT stands for the Furnished Accommodations Carbon Calculation Tool. It is a free carbon calculator developed by the Corporate Housing Providers Association (CHPA) to measure the carbon footprint of furnished accommodation units. FACCT adapts the Hotel Carbon Measurement Initiative (HCMI) methodology for the corporate housing and serviced apartment sector, giving operators a consistent, industry-standard way to calculate unit-level emissions.

Yes. FACCT is free for the entire corporate housing industry. CHPA made the tool available at no cost so that measuring carbon would not be a barrier for operators of any size, and the tool was funded as an industry investment to support consistent emissions reporting across the sector.

FACCT is available to anyone in the corporate housing and serviced apartment industry. It is an industry resource, not a members-only benefit, and can be used by providers, operators, agencies and aggregators to calculate the carbon footprint of furnished accommodations.

Yes. FACCT is designed for furnished accommodation of all types, including serviced apartments, corporate housing, aparthotels, extended-stay units and other temporary furnished housing. Because FACCT calculates emissions at the unit level, it works for both small operators and large multi-market portfolios.

Yes. FACCT is a global tool that applies location-based emission factors by country, so it can be used for units in many international markets. In some countries, default emission factors for certain energy types may not be available because of licensing limits, but in those cases you can enter a supplier-specific factor manually and still complete the calculation.

To calculate a unit’s carbon footprint in FACCT, enter the unit’s details and energy use and the tool applies its built-in emission factors to generate the result. Start with basic unit information such as location, size and type, then add the unit’s energy consumption for a 12-month reporting period. FACCT then calculates emissions at the unit level for serviced apartments, corporate housing, aparthotels and other furnished accommodations.

Before using FACCT, gather two things for each unit: basic unit details and energy consumption data. FACCT asks for location, unit type, number of bedrooms and bathrooms, kitchen type, whether there is a washer and dryer, months in operation and gross floor area. For energy, enter consumption by type, such as purchased electricity and natural gas, for a full 12-month period. Rental cost and some other fields are optional.

FACCT can still apply to companies that set up or furnish units without holding core inventory, as long as they are directly involved in unit assignment, lease alignment or housing delivery. In this model, aligning request length, lease length and unit assignment is often straightforward, which can make it easier to match energy use, occupancy and client assignment at the unit level. That creates clearer reporting for units acquired for clients.

The best way to get started with FACCT is to start small. Choose one property, one client, one region or one segment of inventory, then expand after your reporting process is established. This makes it easier to learn the workflow, confirm your structure and identify any data gaps before rolling FACCT out more broadly.

Client Reporting and RFPs

FACCT produces several practical outputs, including a buyer-specific emissions report you can share as a PDF, an RFP emissions overview showing emissions by unit type, an average emissions profile by unit configuration and an annual inventory of emissions when you report by calendar year. These reports are designed to answer the questions corporate clients and travel buyers most often ask.

FACCT gives you a buyer-specific carbon report that can be shared directly with corporate clients. After you enter a unit’s data, you can generate a report for a specific buyer based on nights stayed or rental cost, then export it as a PDF for proposals and client reporting. Because FACCT uses a recognized industry methodology, the results are easier to explain and defend when clients ask how the numbers were calculated.

When a client or travel buyer requests sustainability data in an RFP, FACCT provides an emissions overview by unit type. You can enter your unit and energy data, then use the output to respond with credible, comparable numbers. Using an industry-standard carbon calculator helps demonstrate consistency and professionalism in your proposal response.

Accommodation emissions typically fall within a corporate client’s Scope 3 reporting, which covers indirect emissions in the supply chain. FACCT helps you provide unit-level carbon data that clients can use to account for the housing portion of their footprint. Consistent measurement also makes it easier for clients to incorporate your units into their Scope 3 reporting.

Measuring carbon is becoming a business requirement, not just a sustainability preference. More corporate clients and travel buyers now ask providers for carbon data during sourcing, and operators that can respond are better positioned to win and retain business. Carbon data is increasingly part of how corporate clients evaluate accommodation providers. When you can share credible emissions numbers, you remove a barrier that might otherwise affect the deal. Operators that measure with FACCT can respond quickly to sustainability questions, stand out in RFPs and build trust with clients that have reporting obligations of their own.

Corporate travel buyers increasingly ask accommodation providers for the carbon footprint of the units their travelers use. This usually means unit-level or per-night emissions data that can be included in the buyer’s sustainability and Scope 3 reporting. FACCT is built to produce exactly that kind of information using a recognized industry method.

FACCT vs. Other Tools

Yes. FACCT is an independent, agnostic tool that is not tied to any single agency, aggregator or software provider. It does not favor one operator over another, which helps it function as a shared industry standard for producing comparable carbon numbers.
