Kindergarten to College: The AI Learning Journey for Housing Pros
AI isn’t just for engineers.
It is for anyone who sources, books, manages, or supports travelers.
That was the theme of CHPA’s first-ever Industry Insight workshop session, Kindergarten to College: The AI Learning Journey for Housing Pros. Designed to take a complex and often intimidating subject and make it approachable, the session gave attendees the chance to explore how artificial intelligence is already reshaping our industry and how to take the first steps in using it.
What Housing Pros Want from AI
Ahead of the workshop, we asked participants what they hoped AI could help with. Their answers made one thing clear: members are hungry for tools that save time and simplify repetitive tasks.
The most requested AI use cases were:
- Email assistants – particularly for handling guest complaints and follow-up messages
- Proposal generators – streamlining relocation contracts and quotes
- SEO and marketing tools – from listing optimizers to campaign automation
- Task management – summarizing maintenance requests, organizing workflows, and reporting
- Pricing and revenue management – tools to optimize rates, track competitors, and improve occupancy

At the same time, some attendees dreamed bigger. They imagined AI tools that could clone their best employees, automatically analyze complex data reports, or even design the perfect team structure. These “moonshot” ideas reflect a curiosity about AI’s potential even if the technology isn’t quite there yet.
Breakout Conversations: Excitement Meets Caution
During the workshop breakout sessions, participants dug into both the promise and the pitfalls of AI. The top concerns voiced were:
- Data security – How do you know what you put into AI is safe?
- Loss of human touch – Will automation replace the personal care housing providers pride themselves on?
- Trust in outcomes – Can we believe what AI tells us, or is it too risky to rely on?

These concerns highlight an important point: adopting AI isn’t just about plugging in a new tool. It’s about building confidence, setting guardrails, and finding the right balance between efficiency and empathy.
Still, many attendees shared that they’re already using AI in practical ways, from invoicing and workflow management to generating customer responses. For them, the technology is less about replacing people and more about freeing up time for higher-value work.

Our speaker, Sean Miller, Co-Founder & Captain, Arrk.io, offered a simple way for housing pros to begin experimenting with AI without needing a computer science degree. His recommended starter toolkit includes:
- ChatGPT – The Generalist: Great for brainstorming, drafting, and answering broad questions
- Cursor – The Engineer: Helpful for anyone dabbling in technical workflows or automation
- Cove – The Analyst: Designed to support data analysis and insights
- Replit – The Workshop: A space for building and testing small applications
- Claude – The Researcher: Strong at summarizing reports and extracting key insights
These tools, each with different strengths, give members a pathway to experiment and learn at their own pace, whether they’re just entering “kindergarten” with AI or ready for “college-level” exploration.
Where We Go from Here
The CHPA community has always thrived on sharing ideas, best practices, and lessons learned. Our first Industry Insight session showed that AI is no exception. Members are excited, cautious, and, above all, interested in learning together.
The takeaway is clear: AI is not some far-off technology reserved for engineers. It’s here today, and it’s already shaping the way we market, manage, and deliver housing. The question now isn’t whether we’ll use AI, but how we’ll use it responsibly, creatively, and collaboratively.
